Cleaning of the property and change of bath linen are provided at each guest change and, during the stay, alternately every two (2) days. Bed linen change is provided at each guest change and only once during the stay with a minimum duration of seven (7) days. It is possible to request extra cleaning and extra changes of both bath and bed linen upon advance payment of the supplements indicated.
Stay costs, any supplements, the security deposit and the tourist tax must be paid before the start of the stay. The costs of any extra services requested must be paid each time before they are provided. In no case is payment at the end of the stay allowed. Payments, if not made through the booking platform, may be settled on site by credit card, debit card, PayPal or instant bank transfer. For the security deposit only, if not paid through the booking platform, it must be paid by instant transfer or as a pre-authorization on a credit card.
Regulations
Art. 1 – Purpose and Scope
These Regulations govern the stay at the accommodation facility Loft 43, a guesthouse located at Via Giorgio Almirante, 43 - 76125 Trani (BT) - Italy. The facility, managed by Ciraselli Isabella, VAT no. 08462240725, operates pursuant to Apulia Regional Law no. 11/1999 (arts. 46 and 47) as amended. The facility consists of a single room extending over the entire real estate unit. The areas are identifiable according to the furnishings therein and are divided into: entrance-living room; dining room, bedroom and bathroom. The facility is provided with a National Identification Code (CIN) pursuant to art. 13-ter of Decree-Law 145/2023, displayed at the entrance and indicated in every advertising listing. The financial conditions of the stay and payment methods are described in the Price List which, together with these Regulations, form an integral part of the hospitality contract. Acceptance of the access key is equivalent to full acceptance of all the provisions set out therein. Failure by guests to comply with what is indicated will result in termination of the contract without refund and, if the stay has already begun, immediate removal from the facility.
Art. 2 – Minimum Services Guaranteed by the Facility
Pursuant to art. 47 of Apulia Regional Law 11/1999, the facility ensures the following minimum hospitality services, included in the stay rate: cleaning of the premises at each change of guest and, in any case, every other day during stays longer than two nights; supply and change of bed linen at each change of guest and at least once a week; supply and change of bathroom linen at each change of guest and at least every two nights; supply of hot and cold running water, sanitary services; electricity, heating/air conditioning; breakfast. Guests may consume the packaged baked and confectionery products made available by the manager for breakfast. Guests may freely use the coffee/tea machine available in the facility. Intolerances or allergies must be reported at the time of booking or in any case upon arrival at the facility. Guests may freely use the kitchen and dining room for the preparation and consumption of meals.
Art. 3 – Check-in, Guest Registration and Check-out
Arrival and registration: check-in is allowed from 15:00 to 22:00. Arrivals after 22:00 must be agreed at the time of booking and are always subject to a surcharge. Upon receipt of the booking or in any case before the start of the stay, the manager will request the presentation of a valid identity document for ALL guests, including minors. The data of each guest will be communicated to the Barletta Andria Trani Police Headquarters through the Alloggiati Web Portal within 24 hours of arrival (within the first 6 hours for stays of less than one day), as provided by art. 109 of the T.U.L.P.S. (R.D. 773/1931). This communication is mandatory by law and cannot be waived. Refusal or inability to provide a valid identity document, even for just one of the guests, will result in termination of the contract without refund. Under no circumstances will it be permitted to present the identity document after the start of the stay.
Departure: Check-out must take place by 11:00. Late check-out may be granted until 13:00. The guest must request it directly from the manager 12 hours in advance and it will be granted subject to the facility’s availability. A surcharge applies for late check-out.
Art. 4 – Keys, Access and Security
Access to the facility is permitted exclusively by means of a digital key (electronic code) which will be provided, to the contact indicated by the guest during the booking of the stay, by the start time of check-in. No key (electronic or physical) will be delivered in the event of failure to indicate/present a valid identity document by all guests. In the event of loss of the electronic key, guests must notify the manager who will arrange immediate forwarding. In the event of malfunction of the electronic key, the manager will provide a physical key. At the end of the stay, if a physical access key has been provided, guests must leave it inside the facility and send a photo to the manager. The security deposit will be fully charged by the manager if, at the end of the stay, guests do not return the physical access key or if it is lost. During the stay and when leaving the facility, guests are required to ensure that the entrance door is always properly closed. It is forbidden to leave windows open and unattended, especially in case of rain. The manager is not responsible for theft or damage to personal belongings left in common areas or unattended. In case of emergency follow the posted instructions and/or contact the manager immediately.
Art. 5 – Authorized Guests and Capacity
Only the persons indicated at the time of booking may stay. It is always forbidden to host unregistered persons. The maximum capacity of the facility is indicated in the booking form and may not be exceeded. The presence of undeclared guests entails immediate termination of the contract and reporting to the competent authorities. Subject to agreement with the manager, payment of the stay cost and presentation of a valid identity document, additional guests may be admitted after the start of the stay, but in any case not beyond the maximum capacity of the facility. Minors under 18 must be accompanied by a parent or legal guardian who assumes full responsibility.
Art. 6 – Quiet Hours, Respect and Good Neighborliness, No Smoking and Use of Substances
Respect for others’ rest is essential. Quiet hours: from 23:00 to 08:00. Loud voices, music and disturbing noises are not tolerated. Parties, events or private gatherings are prohibited. The volume of music and TV must remain low. The facility is entirely non-smoking (pursuant to Law 3/2003 as amended). In case of violation of the smoking ban, the entire security deposit will be charged for extraordinary sanitization. The use, possession and holding of narcotic or psychotropic substances in the facility is strictly prohibited.
Art. 7 – Safety, Fire Prevention and Detection Devices
In compliance with Apulia Regional Law no. 9/2025, arts. 46-47 of Regional Law no. 11/1999 and national regulations on the safety of tourist accommodations, the facility is equipped with portable fire extinguishers compliant with the law, whose location is indicated. Escape routes and emergency contacts are posted in the facility. There are no combustible gas and carbon monoxide (CO) detection devices as there is no gas-powered equipment. Guests are required to: not tamper with safety devices; not obstruct escape routes; not use open flames (candles, camping stoves) or heaters/electrical appliances not provided; immediately report to the manager any malfunction or potential hazard,
Art. 8 – Liability of the Manager and the Guest, Cleaning, Care of Spaces, Equipment
The manager declines any liability for: damage to guests’ personal property caused by theft, loss or accidental events; inconvenience arising from force majeure (power outages, failures of public networks, weather events, etc.). The guest is personally and fully liable for damage caused to property or persons during their stay, as well as for the conduct of their companions and any minors entrusted to them. Guests are therefore required to keep the premises tidy and to use furnishings and equipment with care. It is forbidden to move furniture, pictures, furnishings or equipment from their original position. Waste must be disposed of in the appropriate containers. Use of the kitchen implies cleaning the spaces and dishes after each use. Towels may not be used to clean objects, shoes or vehicles. Any damage to the facility (walls and systems), furnishings or accessories, as well as any removals, will be charged by withholding from the security deposit and/or subsequent charging of an amount corresponding to the extent of the damage.
Art. 9 – Pets
Pets are allowed only if expressly authorized at the time of booking (subject to availability and surcharge). A surcharge is payable as indicated in the Price List. The species, breed and weight of the animal must be provided at the time of booking. Animals may not be left unattended in the premises. The manager reserves the right not to admit animals that, in their unquestionable judgment, may cause disturbance or danger.
Art. 10 – Payments, Security Deposit, Cancellation Policy, Tourist Tax
The stay will be deemed confirmed upon advance payment of the relevant amount. Accepted payment methods are electronic payments and bank transfers. Upon booking confirmation or upon arrival, a security deposit may be required as a guarantee for any damage. The deposit will be returned within 48 hours of check-out, deducting any damage, extraordinary cleaning or extra consumption. In case of dispute, the manager will document the damage with photos/videos and will quantify it in good faith. Additional payments (extra nights, services, penalties) must be paid in advance of the provision of the requested service. The applicable cancellation policy is the one indicated at the time of booking on the platform. In the absence of different indications, cancellation is not allowed. No refund is provided for unused nights in the event of early interruption of the stay for reasons attributable to the guest. The Municipality of Trani (BT) applies the tourist tax starting from 1 May 2026. The tax is due by the guest and collected by the facility, which remits it to the Municipality according to the applicable municipal regulation. Application methods and exemptions are set out in the Tourist Tax Notice which forms an integral part of these Regulations. Upon payment of the tax, the facility issues an appropriate receipt.
Art. 11 – Processing of Personal Data (GDPR)
The data controller is the manager. Guests’ personal data are processed exclusively by the manager pursuant to EU Regulation 2016/679 (GDPR) and Legislative Decree 196/2003 as amended, solely for: compliance with obligations prescribed by current legislation on tourism and public security, i.e. communication to the Police Headquarters via the Alloggiati Web Portal (art. 109 T.U.L.P.S.) and detection of tourist flows for ISTAT purposes via the regional SPOT/DMS Puglia platform; management of the contractual hospitality relationship; fiscal and tax obligations (tourist tax, invoicing, annual declaration). The data will not be transferred to third parties for commercial purposes and will be kept for the time required by law. The complete privacy notice is available upon request. The guest may exercise the rights provided by arts. 15-22 GDPR by contacting the Controller.
Art. 12 – Final Provisions and Competent Court
For anything not provided for by these Regulations, the provisions of the Civil Code apply, Apulia Regional Law 11/1999 as amended on accommodation facilities, national regulations on tourist rentals (D.L. 145/2023) and the provisions of the Municipality of Trani. Any disputes arising from the interpretation or execution of these Regulations shall be submitted to the Court of Trani. The manager reserves the right to update these Regulations. The updated version will be posted in the facility and published on the booking channels.
Tourist tax
The Municipality of Trani has introduced the Municipal Tourist Tax (ICS) pursuant to art. 4 of Legislative Decree 14 March 2011 no. 23, with City Council Resolution no. 4 of 26 January 2026. The tax is due by anyone who is not resident in the Municipality of Trani and stays overnight at accommodation facilities located within the municipal area. The revenue is intended to fund measures in the areas of tourism, maintenance and restoration of local cultural and environmental assets.
APPLICABLE RATES
The tax rates, approved by Municipal Executive Resolution no. 20 of 25 February 2026, are as follows:

The tax applies for a maximum of six consecutive overnight stays during the calendar year. From the seventh consecutive overnight stay, no tax is due.
COLLECTION AND PAYMENT METHODS
The guest is required to pay the tourist tax directly to the facility manager. The manager issues a specific payment receipt, or indicates the amount on the invoice or fiscal receipt with the wording “transaction outside the scope of VAT”. The manager is responsible for collecting the tax and paying it to the Municipality of Trani
EXEMPTION CASES
The following persons are exempt from paying the tourist tax, upon submission of a specific self-certified declaration to the facility manager (except for minors):

To benefit from the exemption, it is necessary to submit a specific self-certified declaration to the manager at check-in. The manager is required to keep a copy of the documentation for five (5) years.
